We perform a full interior and exterior walkthrough of your home, checking key systems like HVAC, plumbing, roofing, and security. We look for early signs of issues such as humidity buildup, pest activity, or weather-related damage, and verify that all doors, windows, and gates are secure. We also test water, electrical, and HVAC functions to ensure everything is running smoothly. After each visit, you'll receive a digital Owner Report with photos, notes on any concerns, and clear recommendations for next steps.

Whether you prefer to stay hands-on or hand it all off, we’ve got you covered. From repairs and maintenance to professional interior and exterior cleaning, we help you choose the right providers from our trusted network—then act as your local point of contact to schedule, meet vendors on-site, and make sure everything is properly shut down when they leave. With clear communication and timely updates, you stay in the loop without managing the details yourself.

Our Arrival Service ensures your home is spotless, secure, and perfectly prepared for every arrival. We offer detailed arrival inspections, and welcome touches as needed. We can stock the fridge, deliver groceries, place beach gear, and even provide flowers and refreshments. For added convenience, we offer airport pickup to greet you and your guests, along with a post-departure reset and inspection to prepare for your next stay. Have something special in mind? Custom requests are always welcome—if you can think of it, we can probably make it happen.
